General terms and booking conditions – Promocions I Construccions Nau D’Or S.L:

The below stated conditions are valid for rental contracts made between the tenant and Promocions i Construccions Nau D’Or S.L.(Nau D´Or). Promocions i Construccions Nau D´Or is the title holder of the web site http://villasinmallorca.info 
1. Payment & booking conditions

A holiday home can be booked through the website of villasinmallorca.info or by phone. As soon as possible after having received your reservation Nau D’Or will send you a final booking confirmation either by e-mail, fax or post depending on the data received from you.
The rent is paid in 3 installments. The 1st installment, which is equal to 20% of the total rent, must be received by Nau D’Or no later than 10 days after the date of the booking. When you pay the first installment you confirm at the same time that you have read and accept our general terms and conditions. The 2nd installment ,which 20% of the total of the rental price, must be received by Nau D´Or 42 days before the arrival date and the  balance of 60 % must be paid 
 at the keys delivery.

Nau D’Or reserves the right to cancel the booking if the 1st installment of 20 % of the rent has not been received 10 days after the date of the booking.
If there are 42 days or less to the arrival date at the time of booking, the 40% of the rental amount should be paid immediately and the balance od 60% must be paid at the keys delivery.

Payments should be carried out by credit card or bank transfer to the bank and account number mentioned on the booking confirmation.

Nau D’Or has the right to cancel the booking without notice if you do not pay on time. In this case the tenant cannot claim the fulfillment of the rental agreement nor a refund of amounts already paid.

Upon payment of the 40% of the rent the tenant will automatically receive a voucher. The voucher is the document that confirms your booking and it must be shown to the key holder upon arrival to the holiday destination and then pay the remaining 60% + deposit and extras.

2. Prices and services

The quoted prices are always per NIGHT per PROPERTY in the stated season . The minimum stay required is normally 7 nights and day of arrival is Friday or Saturday
depending on what is established in each house.  From the end October to the end of March it is in some cases also possible to arrive and depart on other weekdays.

Air-conditioning: Normal supply is on a timer for approximately 12h hours per day (included in the price). Extra hours may be available on request and payable locally.

3. Changes to prices and services

All accommodation prices are subject to change. The price shown on our website on your day of booking confirmation is the price you will be charged.

4. Arrival and departure

The rental period starts on the first day at 15.00 hours. Departure must take place on the last day of the rental period before 10.00 hours.
Nau D’Or does not refund a part of the rent due to late arrivals or due to any other personal circumstances or if the tenant has to abridge the stay in the holiday home.

5. Cancellation

The tenant cannot cancel or change an existing rental agreement. However the booking of a holiday home may be cancelled by the tenant against payment of the following cancellation charges:

• Up to 42 days before the start of the rental period: 20% of the total rent
• 28 days or less before the start of the rental period: 100 % of amount paid

A booking is considered cancelled on the day that Nau D’Or has received a written cancellation from the tenant.

Nau D’Or recommends that the tenant takes out cancellation insurance


6. Cancellation of the rental agreement or replacement of the holiday home

If the property should not be available due to force majeure Nau D’Or will try to offer you alternative accommodation subject to availability. If the alternatives offered are not acceptable, please confirm this in writing and we will refund the cost of the accommodation already paid.


7. The tenant’s obligations

The maximum capacity of the holiday home is stated in each individual property description In case that the number of occupants exceeds the maximum allowed, the key holder has the right to deny the tenant access to the rented property.
The amount of the deposit depends on which type of holiday home is rented. If the tenant should cause damages that exceed the value of the deposit he will be liable to pay the difference as soon as the exact value of the damages has been determined and Nau D’Or has informed him in writing about the difference.

Trusting there are no breakages the deposot will be returned in full.

Nau D’Or and the key holder reserve the right to double the deposit when a holiday home is rented out to persons aged 24 or below or to youth groups consisting of 6 persons or more.



8. Nau D’Or liability


ND does not accept any liability in case of:

• Negligence or neglected services which can be imposed on a third party.
• Burglary or theft in the holiday home.
• Force majeure or any other unpredictable events that ND could not have prevented.


9. Validity

The stated terms and conditions are valid for rental agreements made between the tenant and Nau D’Or .
